Massive Mixed-Use Development Moves Forward in Uptown Dallas With New Office Tower, Hotel and Residences

Lincoln Property Company is moving forward with The Springs District, a major mixed-use development in Uptown Dallas that would bring a new office tower, a luxury hotel, residential units, restaurants, and retail space to one of the city's most sought-after neighborhoods.

The 1.4-million-square-foot project, located at 2500 Cedar Springs Road, received Planned Development Subdistrict zoning approval from the Dallas City Council in March 2025. The site is bounded by Cedar Springs Road, Routh Street, Howell Street, and Fairmount Street.

28Hundred Fairmount Office Tower

At the center of the development sits 28Hundred Fairmount, a 20-story, 511,927-square-foot office tower. Two anchor tenants have each committed roughly 100,000 square feet, putting the tower at approximately 39 percent pre-leased. Lincoln Property Company expects to break ground in late 2026 or early 2028, potentially at 50 percent pre-leased.

Skidmore, Owings & Merrill is the architect, and Suffolk Construction is the general contractor. The estimated construction cost is $650 million.

Proper Hotel and Residences

The Springs District includes 316 residential units and a 200-room Proper Hotel, developed with Proper Hospitality and featuring interiors by Kelly Wearstler. The hotel is scheduled to open in 2029.

Residential and hotel amenities include a fitness center, a 12th-floor lounge, a speakeasy, a golf simulator, and valet parking.

Retail and Open Space

The district also features 25,000 square feet of retail space and more than two acres of programmed open space. The development is targeting LEED BD+C NC Gold certification, with full completion expected by the end of 2030.

A Growing Uptown Dallas

The Springs District adds to a wave of commercial real estate development reshaping Uptown Dallas and the broader Dallas-Fort Worth metroplex. The project's mix of office, residential, hospitality, and retail reflects the continued demand for walkable, mixed-use environments in one of the nation's fastest-growing metropolitan areas.
